Imagine you want to buy a property, but don't have enough of your own money to pay the entire purchase price. You take out a loan to finance the rest. This is the leverage effect: you use other people's money to make a larger investment. The idea is that the income from the property covers the loan costs and you make higher profits. However, bear in mind the risk that the costs could be higher than the income if the market situation deteriorates.
